Pursuant to the California Public Records Act, I hereby request the following records:

Please provide a copy of the owner affidavit (a written statement confirmed by oath or affirmation, for use as evidence in court) of intent to occupy for a period of 3 years as required by SB 9 for lot splits in SFR zoned areas in order to accommodate 4 units /lot in aforementioned zoned areas. Lot description: 514 Blossom Lane, Redondo Beach, CA., 90278. Owner of record: Denis Khoo, current address:unk, email address: denis.khoo@gmail.com.

The requested documents will be made available to the general public, and this request is not being made for commercial purposes.

In the event that there are fees, I would be grateful if you would inform me of the total charges in advance of fulfilling my request. I would prefer the request filled electronically, by e-mail attachment if available or CD-ROM if not.

Please note that the original request for public records re rental properties located at 514 Blossom Lane is now past the mandated 10 day deadline with no response from RBCH officials. The 4th rental unit is now being advertised for rent. The subject property now contains (1) Primary residence, (1) JADU garage conversion and (2) separate unattached ADUs. Per CA SB 9, one of the units on this SF lot must be occupied by the owner for a period of 3 years, which is not the case. Also, the last of the 4 units (standalone ADU shown in rental ad has no separate metered electrical service as there are only 3 SCE electrical meters serving the 4 separate units. Please be advised I will not be issuing any more requests after this one. My next communication will be to an attorney, and I will let them deal with the city’s lack of response.
